The city of Vernon is located in the Southern Interior of British Columbia and forms part of the North Okanagan Regional District. The Zoning ByLaws of Vernon place Warehouses are part of General Contractor Services and Warehouse Sales, where both applications involve the usage of warehouses as storage facilities for equipment and bulk sales. Industrial land use in Vernon is categorized into five zones:

  • I1 - Light Industrial

  • I2- Airport Industrial

  • I3- Heavy Industrial

  • I4- Business Park

  • I5- Extraction Industrial

Warehouses are categorized for primary use only in lands zoned under the I1 categorization. Warehouses as storage facilities are categorized for secondary usage under the remainder of the Industrial Land Zone Classifications, where the use of warehouses are used in conjunction with Outdoor Storage.   • Storage yards or areas shall not be permitted in a required front yard, nor in any required yard which abuts a lot in a Residential zone, or is separated therefrom by a street or main thoroughfare

  • Okanagan Ave contains warehouses used for the transport and logistics industries.

  • 25 Ave contains warehouses used for transport and logistics services, general storage, automobile repairs, recycling depots, and manufacturing.

  • 37th Ave corner 30 St contains warehouses used for general storage.

  • Kalamalka Lake Rd, with its intersections on Pottery Rd and 11th Ave; 11th Ave, with its intersections on Fairweather Rd., Waddington Dr., Middleton Way, and Kosmina Rd contains warehouses used for the transport and logistics services, construction supplies, contractor services, manufacturing, equipment rentals and sales, automobile sales, and utilities.

  • Hwy 97 contains warehouses used for recreational vehicle sales, equipment rentals and transport and logistics services.
