If you have ever driven around the outer edge of a city and came across a neighborhood of flat football stadium sized buildings with long rows of loading docks, then you have probably found the warehouse or industrial district of that city. Warehouses are commonly located near highways, railways, shipping docks, and airports. Warehouses had their start in the Bronze Age as areas for food storage but have advanced to robot run storage today.

With today’s changing lifestyles and improvements in ecommerce, the demand on industrial land for more warehousing has increased. Canada is currently at peak demand for warehouse space and some expect it to run out by the end of 2021 (though this is more of a logistics and negotiations issue as there are still many vacant warehouse owners waiting for the right lease terms).

The top warehouse companies are (1) DHL with 430 warehouses and 121 million square feet of space (2) XPO Logistics with 400 warehouses and ranking at 120, IEDS Logistics which has 1 million square feet of space.

A quick search on Google Maps shows most warehouses in Calgary in the Foothills Industrial Area and to the north near Balzac. Edmonton’s warehouses are clustered in the north west of the city. In the Greater Toronto Area, Mississauga has the most warehouse space, while New Jersey’s Heller Industrial Parks in a warehouse district. The importance of warehouses can be seen in that all major population centers have a need for warehousing.
